Scius was established in 2007 and is a real estate investment company. Our core business is to act as local operating partner to international and domestic capital investing in the Nordic real estate markets. We also undertake on a selected basis consultancy and strategic advisory work within the areas of our expertise

We offer our partners a complete solution with an aim to maximise the returns and the values from the properties. Scius has over the years created a strong network that today includes the majority of the Swedish real estate industry like property owners, lenders, consultants, brokers, advisors etc.

Scius will if the possibility exists invest equity in the transactions along our partners. Our clients have comprised both international and Nordic institutions and property companies including Invesco, Starwood, Blackstone, Angelo Gordon, Goldman Sachs, Lone Star, The Third Swedish National Pension Fund, Sveafastigheter, Alecta, Rikshem and Diligentia.

Scius currently asset manage over 200,000 sq m of commercial real estate in Sweden valued at approximately SEK 9 billion.

EXPERTICE AND EXECUTION

As an operating partner Scius can offer a strong market presence and deal sourcing capability, through our extensive network.

During the acquisition phase, Scius will coordinate all activities including analysis and underwriting, negotiations, due diligence, financing and corporate/tax structuring.

Scius is then responsible that the agreed business plan is met and that the returns and values from the properties are maximised. The asset management strategy will be developed on an individual basis to best suit the assets and the investment strategy of the partner.

The team at Scius has extensive experience of working with both international and domestic capital.

From its start Scius has acquired and managed real estate of a total of SEK 23 billion in value with an aggregated sq m of 1,300,000 for its clients.

Investments

Selected transactions

On behalf of Invesco Real Estate, Scius sourced and acquired prime office buildings Gångaren 10 (36,000 sq m including head office for Securitas worldwide) and Välmågan 9 (20,000 sq m head office for Skanska worldwide) located in Stockholm in two separate off-market transactions.

Following the acquisition of SveaReal, a Swedish private property company, together with Starwood Scius has carried out the joint business plan as operating partner. At acquisition SveaReal comprised a mixed portfolio of 79 properties, 840,000 sq m and 30 employees located in three offices.

Together with Sveafastigheter, an opportunistic fund manager, Scius acquired a grocery retail portfolio in Sweden. The portfolio comprised 32 grocery store assets with an aggregate area of approximately 49,000 sq m. Scius actively pursued 13 add on acquisitions in combination with re-gearing 51 of the leases increasing running yield and creating an institutional portfolio that subsequently could be divested.

Team

The senior team has worked together for 15 years. Prior to forming Scius, the senior team worked together at Niam AB where the partners had senior roles in the acquisition, asset management and financing teams.

Angelo Gordon to Sell 12,300 SQM Office Asset in Stockholm to Blackstone

Real estate funds managed by Blackstone Property Partners Europe (“BPPE”) have agreed to acquire Barnängen 6, a 12,300 sqm Grade A office property in Stockholm, Sweden from Angelo Gordon and its partner Scius.

The loft-style property in the tech-focused inner-city district of Södermalm benefits from attractive ceiling heights, open-plan floor plates and floor-to-ceiling windows. The building is practically fully-occupied, with Spotify as its largest tenant.

BPPE is Blackstone Real Estate’s European core fund which can hold its assets in perpetuity. It is focused on investing in high-quality, well located logistics, residential and office assets across Europe.

Scius will remain as manager and operating partner going forward. Linklaters and Savills acted as advisors for Angelo Gordon. Roschier, Catella and PWC acted as advisors for Blackstone.

Scius Partners launch FENIX – a unique office redevelopment in Hagastaden, Stockholm

In February 2019, Scius acquired Skålen 24 in Hagastaden together with Invesco Real Estate from SEB TryggLiv. The office building with a total area of ca 18,000 sqm from 1974 is located adjacent to the upcoming subway station.

With start in October 2020, Skålen 24 will experience an extensive redevelopment including three additional floors on top of current structure. The first tenants will move into FENIX in Q2 2022.

“Scius and the project team from Studio Stockholm, Arcona and Red Management has since acquisition worked intensively to be able to present FENIX. We will retain the existing concrete structure while developing the building in line with its history as a craftsman building with impressive ceiling heights, large floor-to-ceiling windows and the load bearing concrete pillars will be exposed. The reception desk and art in the building will be made from demolished parts of the building. These features together with a modern office standard will create FENIX – a unique office building.”, says Mikael Freudmann at Scius, responsible for the project.

Once completed, FENIX will have a total area of ca 22,000 sqm, of which ca 18,000 sqm will be efficient office area including a co-working part. Common areas will include areas for spontaneous meetings, conference centre, gym, bike and car parking, restaurant, café and a roof top bar for meetings or after work. On-going BREEAM Excellent certification process, sun cells on the roof, concierge service, health food and art are other important features in the FENIX concept.

Scius Partners signs lease with Spotify for 3,700 sq m at Södermalm

Scius has signed a lease agreement with Spotify for 3,700 sq m of office space over two floors in the property Barnängen 6 on Södermalm. Spotify will move in during Q1 2020 after which the property will be fully let.

Mikael Freudmann at Scius says: “We welcome Spotify and look forward to develop the property further with a concept based on its industrial architecture and history. Barnängen 6 will be an inspiring office property with companies that create a dynamic atmosphere together. ”

Barnängen 6 comprises approx. 11,000 sq m and was acquired in March 2019 by Scius together with Angelo Gordon.

Blackstone and Scius Partners acquire Skjutsgossen 12 on Södermalm, Stockholm from AFA

AFA Sjukförsäkringsaktiebolag has sold the office property Skjutsgossen 12 located in Södermalm, Stockholm to funds advised by Blackstone, working alongside Scius Partners. The property was built in 1965 and comprises circa 34,000 sqm of lettable area in central Södermalm.

”We remain convinced about the city of Stockholm’s strengths as one of Europe’s key gateway markets, and are therefore delighted to make this further investment in Stockholm on behalf of our investors” comments James Seppala at Blackstone.

American Angelo Gordon, together with Scius Partners, has acquired the office property Barnängen 6 in Södermalm, Stockholm from AFA Sjukförsäkringsaktiebolag. The property built 1917 comprises 10,300 square meters of lettable area with large windows and generous ceiling heights.
